Two Eras on One Hilltop: Buying a Craftsman and Mid-Century Compound in the Hollywood Hills

Most houses give you one way to live. 2013 Glencoe Way gave my buyers two.

I'm Silke Fernald, a Broker Associate with ACME | SERHANT. I live in the Hollywood Hills, and homes with real architectural character are the ones I love helping clients find.

In 2021, I represented the buyers of 2013 Glencoe Way, a gated hilltop compound above Highland Avenue in the Hollywood Hills. They were a commercial director and a writer, two creative people who needed room to live, work and host. The home closed at $2,750,000.

A 1910 Craftsman and a Mid-Century Modern, side by side

The main house is a lovingly restored 1910 Craftsman, with original details, city views and a separate one-bedroom guest unit on the lower level. Further up the hill sits a classic Mid-Century Modern with walls of glass. A secret garden lies between them. Two very different chapters of Los Angeles design share one 12,867 square foot lot, along with five covered parking spaces, which are rare in the hills.

Gardens, terraces and all of Hollywood

What made the compound special was the land. The landscaping was beautiful, with room to garden and a series of terraces made for sitting and taking in the view. Both houses have one: Capitol Records, Yamashiro, the Hollywood Sign and Griffith Observatory, with the mountains behind them.

A home that also earns

The Mid-Century house sits far enough from the main house to work as its own world. That makes the compound a natural income property: live in the Craftsman, rent the Mid-Century, and each household has its own privacy and its own view. For two creatives, it also works as a studio, an office or a place for guests.

Why our offer was accepted

Winning a home like this takes more than the right number. Over twelve years I have built strong relationships with the agents who list homes in these hills, and that trust matters when a seller is choosing between buyers. Here, that relationship helped our offer get accepted.

My buyers loved living there and had the best time on that hilltop.

If you are looking for an architectural home or a property with a second unit in the Hollywood Hills, Los Feliz or Silver Lake, I'd love to talk.
