A Second Chance in Los Feliz: Relaunching a 1927 Spanish That Sold in Nine Days

A Second Chance in Los Feliz: Relaunching a 1927 Spanish That Sold in Nine Days

Some houses don't need a new price. They need a new first impression.

I'm Silke Fernald, a Broker Associate with ACME | SERHANT. I live in Los Feliz, and the hillside Spanish homes here are some of my favorite houses to sell.

In 2019, the owners of 2745 Glendower Avenue came to me after the house had spent more than 230 days on the market across three earlier listings, starting in September 2018. I took it back to the market at the same $1,869,000 asking price, with a few focused changes. It was in contract in nine days and sold for $1,852,500.

A 1927 Spanish with the city at its feet

You enter through a tucked-away courtyard with a European feel. Inside, a foyer of rare magnesite tile opens to a living room with a barrel ceiling, a fireplace and a panoramic window framing the downtown skyline. The dining room has its own balcony for eating outdoors with the view. The house steps down the hill across three levels, including one with a private entry that works as a guest suite or office, and ends at a large deck made for summer nights.

What we changed before relaunching

Buyers in Los Feliz had already seen this house once. The second time, it needed to feel like a different house, and it did not take a renovation to get there. We painted the exterior a single color, neutralized the interior palette, edited the staging so the architecture could lead, and reshot the home with new photography. My sellers took the guidance and moved quickly, so we were back on the market within a short time. We opened it to brokers two days after listing, and within nine days we had an accepted offer. The price had not changed. The first impression had.

Living on Glendower Avenue

Glendower winds up the hills above Los Feliz Boulevard, on the same street as Frank Lloyd Wright's Ennis House. The homes here are mostly 1920s Spanish and Revival houses with canyon and city views, minutes from Los Feliz Village and Griffith Park.

If your home didn't sell the first time

A listing that sits is rarely about the house alone. Often it is the first impression: the paint, the staging, the photos, and how the home is introduced to brokers. When a home comes back with a clear point of view, buyers look at it with fresh eyes.

If your Los Feliz, Silver Lake or Hollywood Hills home didn't sell, or you are planning a relaunch, I'd love to talk.
