Scored for the House: Selling a 1935 Spanish Colonial Revival in Franklin Hills, Los Feliz

Some houses deserve a soundtrack. At 1801 Hollyvista Avenue, we gave it one.

I'm Silke Fernald, a Broker Associate with ACME | SERHANT. I live in Los Feliz, and the hillside Spanish homes in this part of the city are some of my favorite houses to sell.

In 2020, I represented the sellers of 1801 Hollyvista Avenue, a 1935 Spanish Colonial Revival in Franklin Hills, the hillside pocket between Los Feliz and Silver Lake. It sold at its full asking price of $2,495,000 to a buyer from the entertainment industry.

A 1935 Spanish Colonial Revival with the city at its feet

The house opens with saltillo tile in the foyer and leads into a great room with high vaulted ceilings, a large fireplace and a panoramic window. French doors open to an expansive deck, where the sunsets do most of the selling. The primary suite sits on the top level with its own fireplace and a private balcony with city-light views.

It is a house built in layers down the hill. The lower level holds two more bedrooms, a soundproofed recording studio with its own entrance, and a separate one-bedroom apartment with a deck. Next to the house is one of the neighborhood's historic stairways, and the yard is planted with fruit trees. In total: 4 bedrooms, 3.5 bathrooms and 3,602 square feet on a 5,040 square foot lot.

A Violin, a Full House and a Price That Held

A Spanish Revival in the hills is an emotional purchase, so I wanted buyers to feel the house before they ever walked in. It was staged impeccably by my own trusted team. Then we brought in a violinist to record a video made for this house, the music moving room by room with the light. It gave the home a voice that a photo gallery never could.

The open house brought a steady stream of buyers and brokers all afternoon. We held the price, and the home sold at its full asking price of $2,495,000. It went to a buyer from the entertainment industry, a fitting next owner for a house with its own recording studio.

About Franklin Hills

Franklin Hills is one of the quieter corners of greater Los Feliz. The streets are narrow and winding, many of the houses are hillside Spanish and Revival homes from the 1920s and 1930s, and public stairways connect one street to the next. You are minutes from Los Feliz Village and Silver Lake, yet the neighborhood feels like its own small hill town.

What Spanish Revival homes in Los Feliz need to sell well

Buyers of these homes are buying atmosphere: the tile, the arches, the light at the end of the day. The work is to protect that character and to market the feeling of the house, not only its square footage. A strong price comes from finding the buyer who walks in and already knows how they will live there.

If you own a Spanish Revival or architectural home in Los Feliz, Franklin Hills or Silver Lake and are curious what it could sell for today, I'd love to talk.
