Some houses ask you to sell square footage. 3112 Chandelle Road asked us to sell a point of view.
I'm Silke Fernald, a Broker Associate with ACME | SERHANT. I live in the Hollywood Hills, and architectural, design-led homes like this one are the ones I love selling most.
The home sits in The Colony, a quiet enclave in Upper Nichols Canyon in the Hollywood Hills, known for its concentration of beautifully preserved mid-century homes. It was designed in 1960 by Whitney R. Smith of Smith & Williams and recently reimagined by the interior design studio Ome Dezin, who were also the sellers. Together with my ACME | SERHANT. partners Dominique Madden and Charles Derenne, I represented Ome Dezin on the sale. The home was on the market for one weekend, drew multiple offers, and sold for $5,299,000: $300,000 over asking and, according to the MLS, a record price per square foot for Upper Nichols Canyon.
A 1960 Whitney R. Smith design, carefully reimagined
The architecture does the talking: sculptural rooflines, angular geometry, and a sawtooth ceiling over a double-height foyer that fills with natural light. Ome Dezin added a newly crafted oversized pivot door and a sculptural spiral staircase with a bold red underside that anchors the whole house. Upstairs, a skylit landing opens into a library with built-in vintage speakers. A second-wing bathroom in a sunny, lemony palette with copper accents and glass bricks is pure mid-century.
What made it rare was restraint. The original rooflines, high ceilings and the way light moves through the volumes stayed legible. The new work added calm, tactile materials without erasing the past. Outside, the grounds step down across two levels: a re-plastered pool, spa and outdoor dining on one, and a shaded terrace, Zen garden and sauna on the other. In total: 4 bedrooms, 3.5 bathrooms, 3,276 square feet on an 8,800 square foot lot.
Multiple Offers, One Clear Deadline
We launched it the way you would open a gallery show. The house was beautifully staged by my own trusted team, including a separate art collaborator who curated the pieces, so every room read the way Ome Dezin intended. We presented it across all of our platforms, and the catered open house was a genuinely fun afternoon. Every broker under the sun came by, and the reaction was the same in every room: people loved it.
By the end of that first weekend we had more than one all-cash offer above asking. We countered with a clear deadline, and within a day we had an accepted offer at $5,299,000, about $1,618 per square foot. The home went to a buyer from the design and creative world, which felt exactly right for this house.
About The Colony in Upper Nichols Canyon
The Colony is one of the quieter pockets of the Hollywood Hills: mature trees, lush tropical planting, and a run of mid-century homes that carry a distinct Palm Springs sensibility. It feels removed, yet you are minutes from the most iconic parts of Hollywood. For buyers who care about architecture, that combination of privacy, design pedigree and a 90046 address is very hard to find.
What this sale says about mid-century homes in the Hollywood Hills
Architect-designed homes are bought by people who know what they are looking at. They pay a premium for pedigree and for a restoration that respects the original design, and they notice when a renovation fights the house. For sellers, the lesson is to present the architecture first and the features second, and to put the house in front of the buyers and brokers who will value the design story as much as the address.
If you own a mid-century or architectural home in Nichols Canyon, the Hollywood Hills, Los Feliz or Silver Lake and are curious what it could sell for, I'd love to talk.
